  • With a foreclosure, your lender may file a deficiency judgement requiring you to pay the difference 
     between the sale amount and your payoff.
  • On loan applications, you must asnwer the question; Have you had a foreclosure in the last 7 years? If your answer is yes, your loan will probably be denied.


These are just some of the most important reasons why you should avoid foreclosure.

Luckily, there's a little known secret that allows homeowners to sell their homes for less than the payoff amount.  It's called a short-sale.  And if you haven't heard of it, you need to strongly consider this option before you just throw your arms up in the air and turn your home over to the bank.

With a short-sale, your mortgage company agrees to let your home be sold for less than the payoff. (And the bank takes 100% of the loss, Not You).  In some cases, the loss can be significant to the mortgage company.  I've personally negotiated short-sales where the bank took losses over $40,000.

There are some restrictions to doing short-sales however.  And they are not always easy. You need to consult with an agent that is experienced in this arena, and who can walk you through the entire process.
